Q: How is Vineyard Point organized?
A: Vineyard Point consists of nine separate homeowner associations. These are the Arbors, Bordeaux, Bayview, Dockside, Moorings, Shelter Cove, Tuscany Court, Windrose, and Vineyard Point Condominium ("the Townhomes"). Each association has its own property, declaration (a legal document with governing rules), officers, and dues which are used to maintain its common areas. All homeowners are also members of a "master" association.
Q: What is the master association?
A: The master association is called "Vineyard Point Yacht & Tennis Club, Inc." and it has its own declaration (a legal document registered with the county). It is managed by a board composed of the elected presidents of the nine individual associations. The master declaration provides an enforceable "superset" of rules that governs the nine associations. The master association is funded by dues paid by the nine member associations. It owns the tennis courts area, Vineyard Point Lane, and the water/sewer facility.
Q: I am interested in purchasing or renting property in the community-- who can I contact?
A: Property owners handle their own rental or sale transactions, and these have nothing to do with the homeowner association. If you are interested in living at Vineyard Point, please contact a local realtor or look for rental or sale signs in the neighborhood.
Q: If I have a repair problem with my condo unit, who do I call?
A: If you are renting, call the condo owner. If you are an owner, check your condo association's declaration to see which areas are your responsibility. Condo buildings typically include certain areas (e.g., the roof or stairway) that may be the responsibility of your association. Start by reviewing your homeowner's insurance policy.
Q: If there is a problem with the tennis courts facility (courts, lawn, fence, sprinkler, etc.), who do I call?
A: Contact your association's president, who is also a member of the master association board of directors. The tennis area is owned by the master association.
Q: Who do I call for problems with asphalt or sidewalk maintenance?
A: Each association owns its own sidewalks and parking areas, and is responsible for the maintenance of those common areas. Vineyard Point residents have a legal easement across all other association's drives. Vineyard Point Lane (ending at the Townehomes security gate) is a private street owned and maintained by the master association. The Bordeaux's streets are publicly maintained by the City of Cornelius.
Q: Can Vineyard Point residents use any of the five pools in the community?
A: Not unless they are invited by a member of the association that owns or shares the pool. Dockside owns its own pool. The Arbors signed an agreement with Windrose and Shelter Cove that allows all three associations to share the Arbors pool and its upkeep expense. The Townhomes and Moorings have a similar agreement to share the Moorings pool. Bayview and Tuscany Court each have their own separate pools.
Q: Who can I contact to rent a boat slip?
A: The marina is owned and maintained by the Lake Norman Company, located at I-77 exit 30 in Davidson. Call 892-4619.
Q: Who do I call to report problems with the boat slips or boardwalk?
A: The boat slips and boardwalk are owned and maintained by the Lake Norman Company.
Q: Who is responsible for repairing any erosion damage along the boardwalk?
A: Property along the boardwalk belongs to its respective homeowner association (Arbors, Dockside, etc.) and its maintenance is not the responsibility of the master association. Since the Lake Norman Company has a legal easement to operate its boardwalk across each individual association's shoreline, the affected association should pursue erosion issues with that firm.
